Booking Trends, Pricing, and Neighborhood Insights

A two-part Tableau dashboard that turns a 140,000-row Airbnb dataset into something a host, investor, or analyst can actually make decisions with.


Intro

Data is only useful when someone can act on it. I took a large, raw Toronto Airbnb dataset and built it into an interactive Tableau dashboard designed around one question: where, when, and how does an Airbnb listing actually perform in this city? Rather than a wall of numbers, the result is two connected views that let anyone filter by room type and neighborhood and immediately see the trade-offs between concentration, price, occupancy, and reputation.

This is the project where I work like a business analyst end to end: start with messy data, decide what questions matter, and design the visuals so the answer is obvious at a glance.


What I Built

The analysis covers the full Toronto market: 142,243 total reviews across 1,982 hosts, spanning ten neighborhoods and every room type. It is split into two dashboards so each tells a complete story on its own, the first on supply and performance, the second on demand and booking behavior.

View 1 — Insights for Better Decision Making

The first view is the supply-and-performance picture. At a glance, the Toronto market shows an average price of $212.4, average availability of 107.4 days a year, and a strong average review score of 4.8. Underneath those headline numbers, it breaks down what actually drives a listing's performance:

The decision-making takeaway is clear: the obvious neighborhoods are the most crowded and least occupied, while quieter, higher-end areas convert far better.
